DESCRIPTION OF THE APARTMENT Located inside a 13th-century convent, the apartment (480 sqm – 5,165 sqft) is laid over three floors. On the ground floor, walking down the entrance corridor, there is a beautiful open space living room. The hall (over 190 sqm – 2,044 sqft), created in what originally was the cloister of the convent, has been covered with a glass ceiling and is incredibly bright and spacious. The shape of the room also grants excellent acoustic and is perfect for a musician who could easily equip the hall with his/her instruments. The floor is also partially made out of glass, granting a direct view over the underlying studio/atelier. On the farther side of the hall from the entrance, there is a generous kitchen with dining area and two bathrooms.
Right next to the kitchen, on both sides there are two staircases, leading respectively upward (to the sleeping area) and downward (to the studio/atelier). Another staircase, leading downward, is located in the center of the living area and leads to the atelier as well.
The leftmost staircase (right next to the bathroom) goes underground and leads to a series of three connected rooms which are currently furnished as an office (95 sqm – 1,022 sqft). There is however a full-scale project (already approved by the Soprintendenza) to convert this underground space into a cozy and welcoming wellness center with swimming pool and sauna.
The rightmost staircase, on the other hand, leads upstairs where one can find the sleeping area made up of four bedrooms. Both rooms have direct access to the wood-and-glass terrace (150 sqm – 1,614 sqft), right over the living room and equipped with a shading system for summer. Midway along the staircase there is a bathroom servicing the bedrooms above.
Back on the ground floor, the property also features an independent studio apartment on the ground floor which could be conveniently inhabited by the keeper of the property. The entrance of this apartment is located right next to the one leading inside the main dwelling.
STATE AND FINISHES The apartment was created inside a convent and, as such, there were typical features that had to be preserved at all costs. The courtyard, in particular, with its original vaulted walkways running around, is the most charming feature. The project aimed at blending the historic heritage of the convent with the finishes and comforts typical to the 21st century. The medieval columns coupled with glass and metal in a very well-thought restoration which managed to preserve the bright nature of a once opened courtyard by covering it with a full-glass ceiling equipped with a hydraulic system that moves the ceiling upward to allow air to enter the building. Light can also easily diffuse inside the apartment thanks to the white plastered walls. At the same time, the underground rooms are also bright since the floor of the courtyard is also made out of glass and light can shine right through it. The project for a wellness center is already approved and works could easily be started.
WHAT TO SEE IN FLORENCE The apartment, thanks to its central position in the heart of Florence, allows reaching many of the most interesting landmarks in the city on foot. Ranked by distance these are Piazza del Duomo with its incredible cathedral (150 m; 2’), Palazzo Medici (300 m; 4’) and the adjacent Basilica di San Lorenzo decorated by Michelangelo and Brunelleschi (380 m; 4’), Piazza della Signoria (750 m; 10’), the church of Santa Croce with the tombs of many Italian artists (850 m; 10’), the church of Santa Maria Novella (900 m; 10’) next to the central station, the beautiful and unique Ponte Vecchio (1.0 km; 12’), the Uffizi Gallery (1.0 km; 13’), the imposing Medicean Fortezza da Basso (1.2 km; 12’), the impressive Palazzo Pitti (1.4 km; 15’), the church of Santo Spirito in Oltrarno (1.5 km; 15’) and finally the unique and wonderful panoramic terrace of Piazzale Michelangelo (2.2 km; 20’).
What’s more, the many shops and boutiques in the historic center of Florence can be easily reached in a few minutes’ walk.
